Property Management


Tenant placement
Advise on compliance and upgrades, photograph, advertise, and show property.  Full back ground checks on applicants,  negotiate leases and document move-in conditions.
Monthly management
Remain on-call for maintenance issues, meet with service providers and handle any issues or complaints from your tenants. Complete regular inspections, take care of landscaping and any other monthly obligations.
Project management
Oversee all work for improvements and major repairs to the property. Includes meeting contractors to get timely and competing bids, scheduling the work and coordinating with the tenants, meeting the contractors on site to allow access, inspecting the work, and payment upon completion.
Administration
Collect rent, pay the property bills as needed, such as utilities, property tax and vendors. Issue year end 1099s as needed for IRS compliance.
Track expenses, and record all receipts.  Provide monthly reports of income, expenses and overall balances divided by category and vendors.
